If you’ve been wondering, “How is the real estate market doing?” — you’re not alone. Buyers and sellers are watching interest rates, home prices, and inventory closely.
The good news? Florida’s real estate market is showing signs of momentum.
According to the latest Florida Realtors® housing data, single-family home sales increased by more than 5% compared to last year, while condo and townhouse sales jumped 11%. New pending sales are also up, showing that buyers are still actively making moves.
🏡 There Are Fewer Homes Available
One of the biggest changes we’re seeing is inventory. The number of single-family homes for sale in Florida dropped about 13.5% from a year ago, while condo and townhouse inventory also declined by nearly 13%.
Less inventory can mean more competition for homes that are priced correctly and in desirable locations.
💰 What Are Home Prices Doing?
Florida’s median single-family home sale price increased 3.7% to $425,000, while the median price for condos and townhouses remained steady at $295,000.
So while the market has changed from the extremely competitive years we saw before, home values are certainly not disappearing.
📈 What About Interest Rates?
Mortgage rates are still one of the biggest factors affecting buyers. The latest available Freddie Mac data shows the average 30-year fixed mortgage rate at 6.67% as of August 13, 2026.
Buyers are adjusting to today’s rates, and the increase in sales shows that people are still purchasing homes instead of waiting for the “perfect” rate.
So, Is It a Good Time to Buy or Sell?
There really isn’t one answer that fits everyone.
For sellers: Lower inventory can work in your favor, especially when your home is priced and marketed correctly.
For buyers: There are still opportunities, but being prepared and working with an experienced agent is important when the right home becomes available.
The Florida market is moving — and the latest numbers show buyers are still buying and homes are still selling.
