Getting a home under contract is an exciting step, but it is only the beginning of the transaction process. Many buyers and sellers are unsure of what happens next and how everything comes together before closing.

The Inspection Period
Once under contract, the buyer typically completes inspections. This is where they evaluate the condition of the home and may request repairs or credits.
The Appraisal
If the buyer is financing, the lender will order an appraisal to confirm the home’s value. This step ensures the property supports the loan amount.
Financing and Approval
The buyer works with their lender to finalize the loan. This includes underwriting, document verification, and final approval.
Title and Escrow
The title company ensures there are no issues with ownership and prepares everything for closing. Escrow holds deposits and documents safely during the transaction.
Final Walkthrough
Before closing, the buyer will do a final walkthrough to make sure the home is in the agreed upon condition.
Closing Day
This is when everything becomes official. Documents are signed, funds are transferred, and ownership changes hands.
